New Build A whole myriad or roofing and cladding options exist for new construction projects. These range from traditional and proven trapezoidal profile twin-skin and composite panel systems through to more complex and sometimes more aesthetically pleasing standing seam and flat panel alternatives.

Since the changes to the Building Regulations part L2 (April 2002) installation of all of these materials has been become more stringent. The intention of part L2 is to reduce significantly the emission of 'greenhouse gases' from heating or thermal control apparatus. This has meant the need to address long-term issues in the assembly of metal roofing and walling components primarily to provide an airtight finish to the building concerned. The need to comply with these comply with these regulations is paramount to independent tests, such as:

Air leakage or thermal imaging can be requested by 'Building Control' officials to any new building constructed to these regulations

Coupled with these requirements, is the additional need to comply with Safety Regulations HSG33 'Safety in Roofwork' documentation. Providing such items as scaffolding/guard rail, personnel safety netting, sensible and practical means of lifting materials and access to and from the working area.

This section is by no means designed or intended to be written as a definitive guide to the changes to part L2. It is primarily a series of points that the 'design team' must consider as part of their overall brief. Some major manufactures have spent an inordinate amount of their time and resource to identify these issues and include answers to potential problems with their designs and products/systems. I.B.S.L. work closely with these major companies and can therefore provide the answers needed relevant to a particular design. Alternatively, the option exists to discuss designs directly with the manufacturer concerned; although practical installation maybe more relevant by consulting ourselves.



Maintenance Service

Industrial building coverings generally require minimal maintenance for a large part of their life. Periodical washing down and inspection are the pre-requisite for the more modern profiled metal roofs and walls. Certainly, routine maintenance should be carried out to ensure the maximum life is obtained from the product.

One major area for regular maintenance is gutters and downpipes. Should these become blocked or overgrown, water can backup into the building with high financial cost implications. Gutters should be cleaned out and inspected at a minimum once per year however, when buildings border trees or woodland this should be increased.

Maintenance Case Study

Sandleheath Industrial Estate A small project which involved artic vehicle damage to vertical cladding on a light industrial unit. The problem was compounded by the fact that the profiled sheeting was obsolete and that the original colour had been discontinued by British Steel (having replaced it with a lighter version).

I.B.S.L. made comprehensive investigations to identify and locate a source of material that matched the original BS12B29 colour scheme. Having located a supply in flat sheet format, this solved the replacement flashing requirement and in discussion with the manufacturer they were able to press form a new sheet to match the obsolete existing profile. These products were duly installed together with fitting of colour caps to match the existing ones, which were also obsolete!
